After nearly two years, the Hyderabad Metropolitan Development Authority (HMDA) is preparing to hold a fresh land auction in Neopolis, Kokapet. Known for fetching some of the highest bids in the city, this layout is back in focus, and this time, only five plots are up for sale.

The move is part of a wider government strategy to raise funds for infrastructure, especially new roads and transport projects.

Kokapet is one of Hyderabad's fastest-growing areas, especially with its proximity to the IT corridor. Neopolis, a large planned layout within Kokapet, has already attracted attention in earlier auctions. In fact, back in 2023, one plot here sold for over ₹100 crore per acre.

That kind of response makes these upcoming auctions important — not just for investors, but also for developers and homebuyers watching the market closely.

Here are the key details as shared by HMDA:

  • Number of Plots: Only 5 plots are being auctioned this time. These are part of the 20 originally identified.
  • Plot Type: All five are large, premium plots—suitable for commercial spaces, office towers, or even mixed-use projects.
  • Expected Pricing: The base price per acre is expected to be ₹40 to ₹50 crore.
  • Auction Timeline: Likely to happen in the coming months of 2025.

The government hopes to raise a significant amount—between ₹5,000 to ₹10,000 crore—from this and other land sales across Telangana. The funds will be used to support key infrastructure works like elevated corridors and a new radial road in "Future City."

  • June 2021 Auction: ₹2,000 crore raised
  • August 2023 Auction: ₹3,300 crore earned
  • Highlight: A 3.6-acre plot received a record bid of ₹100.75 crore per acre

These numbers show that despite market ups and downs, land in Neopolis continues to attract major interest. Developers trust this area because of its infrastructure, location, and clear legal titles.

Neopolis isn't just another plotted layout. It has been carefully planned and heavily invested in. Here's why it stands out:

  • Big Roads: 36-meter and 45-meter wide roads, with proper lanes for smooth traffic
  • Clean Titles: No legal issues, no encumbrances—making it easy for developers to begin construction
  • Unlimited FSI: Builders can go vertical depending on road width and airport rules
  • Power and Water: Underground electricity cables and clean water lines already in place
  • Connectivity: Close to ORR and IT hubs, with a trumpet interchange for fast access

A successful auction will do more than just fill the government's coffers:

  • Developers get a chance to build in a premium zone
  • Investors see signs of a steady market
  • Homebuyers, especially in nearby projects like Godrej Regal Pavilion may see quicker development and price appreciation

Since Godrej Regal Pavilion Rajendra Nagar is located in the same Western corridor, it benefits directly from Neopolis's growth. Improved roads, rising land value, and new commercial activity will add to the appeal of homes in this region.

This auction is part of a broader land release plan. Over 2,400 plots in 18 different layouts have been identified for future auctions. These include:

  • Budvel
  • Uppal Bhagat
  • Inmulnarva
  • Lemoor
  • Mokila
  • Bachupally
  • Bahadurpally, and more

The success of the Neopolis round will influence how and when these other locations are brought to market.

The Neopolis auction is not just another land sale—it's a sign that Hyderabad's western zone is still in high demand. With only five plots on offer, there's bound to be competition. Whether you're a developer, investor, or simply someone looking at this market, it's an event worth watching.
