April 2025 saw 5,886 home registrations worth ₹4,148 Cr (down 12% YoY, down 7% MoM), with luxury homes growing to 51% of total value, plus a spotlight on Godrej Regal Pavilion Rajendra Nagar.

April 2025 brought 5,886 new home registrations in Hyderabad, adding up to ₹4,148 Cr in sales. That’s a 12% drop compared with last April and 7% lower than in March. Yet luxury properties (priced above ₹1 Cr) rose 2% year-on-year to 1,177 units and made up 51% of total sales (about ₹2,116 Cr). Rangareddy led the tally with 2,826 units (worth ₹1,991 Cr), Medchal-Malkajgiri followed at 2,118 units (₹1,493 Cr), and central Hyderabad recorded 885 units (₹620 Cr). Sizes between 1,000–2,000 sq ft accounted for 67% of sales, while larger homes (>2,000 sq ft) jumped to 18%. Despite a seasonal 7% dip from March, over 20 new projects on 150+ acres are set to revive activity in Q2.

Rangareddy grabbed nearly half of April’s sales, registering 2,826 homes (₹1,991 Cr) thanks to its proximity to the Outer Ring Road and tech hubs. Medchal-Malkajgiri came in next with 2,118 units (₹1,493 Cr), led by Tellapur and Narsingi launches. Central Hyderabad’s 15% share (885 units; ₹620 Cr) held firm, driven by steady demand in Kukatpally and Kondapur.

Most buyers chose mid-sized flats: 67% of sales fell in the 1,000–2,000 sq ft range. However, demand for spacious homes grew—the >2,000 sq ft segment climbed to 18% from 15% a year ago. Average rates across key micro-markets rose 6% YoY, with Kondapur up 8%, even though month-on-month sales eased 7% due to normal seasonal slowdowns.

Strong tech hiring—up 14% in Q1 2025—and a 22% jump in NRI enquiries pushed high-end demand. While entry-level homes (≤1,000 sq ft) dipped 5% YoY, luxury value surged 14% YoY. Looking ahead, new infra announcements and affordable-housing schemes should boost mid-segment interest.

Developers plan 20+ major project launches in Q2 2025 across Kokapet, Tellapur, Narsingi and Patancheru. These will cover 150+ acres and deliver over 8,000 units, focusing on 2–4 BHK layouts, clubhouses, green spaces and smart-home features. RERA approvals are expected by mid-2025, offering fresh choices for buyers.

Godrej Regal Pavilion Hyderabad, a 13-acre township on Main Road opposite McDonald’s in Gaganpahad, Rajendra Nagar. Launched June 25, 2025, this RERA-pending community offers:

  • 2 BHK (1,300–1,400 sq ft) from ₹1.2 Cr
  • 3 BHK (1,600–1,800 sq ft) from ₹1.51 Cr
  • 3.5 BHK (1,850–2,350 sq ft) from ₹1.87 Cr
  • 4 BHK (2,900 sq ft) from ₹2.58 Cr

Residents enjoy a 75,000 sq ft G+5 clubhouse, sports courts, landscaped gardens, EV-charging stations and smart-home features. Possession is slated for December 30, 2029, making it a standout in South Hyderabad’s premium market.

“April’s overall slowdown masks strong appetite for premium homes—20% of sales but 51% of value—showing buyers are betting on long-term growth,” says Shishir Baijal, CMD at Knight Frank India


A jump in tech hiring (14%) and a surge in NRI enquiries (22%) drove a 2% volume rise and a 14% value jump for homes over ₹1 Cr.

Rangareddy led with a 9% YoY price gain and 48% of April’s registrations, making it the top choice for ROI.
