Hyderabad Realty Rebounds: 13% Growth since Feb
Hyderabad real estate market rebounds after two-year slump with 13% month-on-month growth in registrations since February 2025, adding ₹80,000 crore to Telangana’s economy in FY 25—a 15.4% year-on-year gain. After Q1 2025 sales plunged 45–50% versus Q1 2024, registrations climbed back to 12,362 units in June 2025 (from 10,940 in May). Premium homes (above ₹1 crore) made up 35% of June registrations and 51% of total market value, while flats over 2,000 sq ft rose to 17% share.
The slowdown began in early 2024 and peaked in Q1 2025. Main causes:
- Oversupply: 70,000–90,000 new launches yearly (2021–23) versus 20,000–30,000 earlier, leaving 30,320 unsold ₹2 crore+ units in Q1 2025.
- Price surge: Rates jumped from ₹5,000/sq ft pre-pandemic to ₹13,000/sq ft by 2022, later easing to ₹9,000/sq ft—still out of reach for many.
- High loan rates: Home-loan rates rose despite repo-rate cuts, pushing some buyers to wait.
- Economic jitters: Job and global-market worries slowed both locals and NRIs.
- Investor pullback: Speculators (30–35% of sales) stepped back amid lower returns.
- Land-cost rise: Post-COVID land prices spiked, squeezing margins.
