Godrej Panipat Deal: ₹600 Cr for 43-Acre Township now
Godrej Properties has bought 43 acres in Sector 40, Panipat, for ₹600 crore, working out to ₹13.95 crore per acre and ₹5,882 per sq.ft. of developable plotted land. This deal unlocks 1.02 million sq.ft. of residential plots with an expected revenue of ₹1,250 crore, reinforcing its drive beyond metro markets after a ₹30,000 crore FY 25 booking haul. Despite the landmark acquisition, shares fell 0.91% to ₹2,342, mirroring a 0.54% Sensex drop and a 0.47% Nifty decline.
Godrej Properties paid ₹600 crore for 43 acres, implying ₹13.95 crore per acre. The land supports 1.02 million sq ft. of plots, so the land cost works out to ₹5,882 per sq ft. Large deals like this often involve an earnest deposit, milestone payments on approvals (land conversion, RERA), and a final tranche on title transfer.
The entire parcel is dedicated to plotted residential use, with no major apartments or commercial blocks planned. Godrej will offer plot sizes such as 100 sq yd, 150 sq yd, and 200 sq yd to suit entry-level, mid-segment, and premium buyers. Planned amenities include a clubhouse, landscaped avenues, and 24×7 security to enhance community living.
