Hyderabad’s premium housing segment—homes priced above ₹1 crore—grew its share of total registrations from 17 percent to 20 percent, contributing over 51 percent of the city’s total registration value, even as overall registrations fell 12 percent to about 42,000 units and total value dipped 4 percent to ₹14,400 crore in Q2 2025.

Hyderabad recorded roughly 42,000 home registrations in Q2 2025, down from 48,000 a year earlier (–12 per cent). Total registration value eased from ₹15,000 crore to ₹14,400 crore (–4 per cent). Despite tighter lending norms and cautious buyers, monthly volumes have stayed above 40,000 transactions, underlining steady demand.

  • Volume Uplift: Luxury home registrations rose 2 per cent year-on-year, from 8,040 to 8,200 units, boosting the share of total volumes from 17 to 20 per cent.
  • Value Contribution: High-end homes now account for 51 per cent of Hyderabad’s real estate revenues, up from 45 per cent, with segment value climbing 14 per cent to ₹7,750 crore.
  • Average Ticket Size: The typical luxury purchase now runs ₹1.35 crore—an 8 per cent jump from ₹1.25 crore last year.
  • Rangareddy & Medchal-Malkajgiri: Together, they account for 40 per cent of premium sales, led by new gated communities and better road links.
  • Gachibowli–HITECH City Corridor: Proximity to IT campuses drives 60 per cent of luxury purchases.
  • South & West Zones: Yousufguda, Kukatpally and Kokapet are rising fast, each offering spacious layouts and quick metro access.

Developer Strategies & Launches

In H1 2025, seven new premium projects totalling 3,500 units were unveiled—20 per cent more than H1 2024—by names like Prestige Group, Godrej Properties and DLF. Incentives such as:

  • Early-bird price cuts up to 10 per cent
  • Flexible 5-year interest-waiver schemes
  • Bundled smart-home packages

Have lifted conversions by up to 15 per cent per project.

  • Location: Kokapet, just 5 km from Gachibowli
  • Units & Pricing: 200 apartments starting at ₹1.5 crore for 1,600 sq ft
  • Key Amenities: Sky lounge, 25,000 sq ft clubhouse, automated lighting and security, landscaped gardens
  • Buyer Appeal: Over 70 per cent of buyers cite exclusive amenities and ready-to-move status as top draws.
  • Rate Cuts: A 50 bps RBI cut in Q3 2025 could lower EMIs by around ₹2,500 per month on a ₹1 crore home, spurring demand.
  • Metro Expansion: 162 km of new lines by mid-2026 will bring more suburbs into easy reach.
  • Inventory Levels: Unsold luxury stock stands at 16 months’ supply versus 20 months for the broader market, suggesting faster absorption of premium offerings.
