Budvel IT Park, also known as the Budvel IT Cluster, is one of the biggest new developments in South Hyderabad. The goal is to build a full urban zone with tech offices, housing, schools, shops, hospitals, and open spaces—all carefully planned from scratch.

This is not just an IT park with a few buildings. It's a complete multiple-use layout, and it's already attracting attention from top builders and investors.

The big reason Budvel stands out is that it's a greenfield development. That means it's being built from zero—with clean, modern infrastructure from the beginning.

HMDA has invested ₹200 crore into building:

  • 8-lane and 6-lane internal roads
  • Sidewalks and cycle paths
  • Underground power lines and a dedicated substation
  • Drinking water pipelines and a sewage treatment plant
  • Smart lighting, stormwater drains, and service ducts

A special access ramp is also being built to connect Budvel directly to the ORR. This will help future residents and businesses skip traffic and enter or exit the highway easily.

According to Budvel IT Park latest news, these works are expected to be completed by the end of 2025.

This entire layout is government-owned, and that helps avoid land title issues. HMDA has already held successful land auctions, including a 100-acre sale in 2023 that brought in over ₹3,600 crore.

The land is marked as a Multiple Use Zone, which means developers can build homes, offices, malls, schools, and hospitals without needing extra approvals.

Also, there's room for high-rise development, depending on road width and airport height rules. This makes Budvel attractive for large-scale builders.

Some of Hyderabad's biggest builders have already started residential projects in Budvel, even before major IT firms have moved in.

Key projects include:

  • Prestige Imperial Park: 71 acres with 14 tall towers and over 4,600 flats
  • The Prestige City Hyderabad: 4,700 flats and 119 villas across 64 acres
  • Prestige Spring Heights: Launched in March 2025 with over 1,500 premium flats
  • Prestige Nirvana: A plotted development across 30 acres

These homes are aimed at working professionals, families, and investors who want to get in early.

Many experts are calling Budvel the "next Kokapet", and it's easy to see why. The layout is planned. The roads are wide. The location is excellent. And the land use rules are developer-friendly.

There are concerns, too. Some reports mention rock formations being flattened. Environmentalists worry about water flow and the natural terrain. HMDA says some areas will be protected, but it's a topic that will need more attention.

So far, the homes are coming first. Big tech companies have not moved in yet, but as infrastructure nears completion, commercial offices are expected to follow. In June 2025, the Telangana Chief Secretary reviewed Budvel and asked for faster work on future-ready planning.

There are also projects like Godrej Regal Pavilion in Rajendranagar, just a short drive from Budvel. These homes offer a modern lifestyle close to the park and are already drawing attention from buyers looking for smart investments.

Budvel IT Park is still in development, but it's already one of the top growth stories in Hyderabad's real estate market. With strong location advantages, wide roads, builder interest, and clean land titles, Budvel has what it takes to become the next major hub for IT and residential growth.
