A 2 BHK near HITEC City or Kokapet costs ₹25,000 to ₹40,000 a month, while a 3 BHK ranges from ₹40,000 to ₹75,000. In family zones like Tellapur or Kompally, 2 BHK apartments are ₹15,000 to ₹25,000, and 3 BHK units are ₹22,000 to ₹45,000.
If you work in the tech parks, staying close saves hours every week. The key hubs are Mindspace, RMZ Futura, DLF, Avance, Waverock, and HITEC City. Commutes here are usually 15 to 20 minutes, though peak traffic can stretch it to half an hour.
These areas also give quick access to malls, gyms, and restaurants, which is why young professionals prefer them.
Just outside the core IT zone are Gachibowli, Kokapet, Nanakramguda, and the Financial District. Commutes are short, with 15 to 25 minutes by car to major offices.

From Tellapur to HITEC City, the distance is around 15 km, and it usually takes 30 minutes by car via the ORR. From Miyapur, the commute is similar but can be longer in peak traffic. Tenants who pick homes near Raidurg or HITEC City Metro stations pay a small premium but save time daily.
Professionals working late hours tend to pick HITEC City or Kokapet, even if it means higher rents. Families lean toward Tellapur, Bachupally, or Kompally, where they can rent bigger homes and stay close to schools. Premium towers in Kokapet and the Financial District attract tenants looking for clubs, pools, and skyline views. Suburban belts still give value, with two-bed homes under ₹25,000 and decent community living.
Rents in both IT hubs and family belts are expected to stay firm. Supply from new towers in Kokapet and the Financial District will be absorbed quickly. Families will continue to find better value in Tellapur, Bachupally, and Kompally. Tenants will still weigh the same trade-off: a shorter commute or more space.
