Home sizes range from 1,300 to 2,900 sq ft. RERA approval came on 16 July 2025 under P02400009910, and the public launch followed on 6 August 2025. The RERA possession date is 16 July 2030. Bookings are open, and construction mobilization is in progress. Price guide: about ₹1.2–3.5 crore, varying by size, view, and tower.

  • Prestige Spring Heights – premium high-rise, under construction, well connected

    Prestige Spring Heights is under construction and aimed at end-user families. It is strategically located in Budvel, Rajendra Nagar, with fast reach to the ORR, the airport corridor, and the city’s IT belts. The township covers 10.6 acres with abundant open areas and four towers that add up to 1,656 homes. Primary options are 3 and 4 BHK apartments sized 1,571 to 3,233 sq ft. The project launched in March 2025 and carries RERA ID P02400009416. Handover is planned for March 2030. Price guide: from about ₹1 crore for smaller plans to ₹2.5–3 crore for larger four-bed homes.

  • Vaishnaoi Southwoods – exclusive villa enclave, under construction, airport-side convenience

    Vaishnaoi Southwoods is an under-construction luxury villa community. It is strategically located in Shamshabad, close to GMR Aerospace Park and the airport, with direct ORR links toward HITEC City. The layout spans about 45.97 acres and plans around 230 villas in 4 and 5 BHK formats. The project launched in August 2024 and holds RERA ID P02400008419. The RERA possession window runs to December 2028. Site infrastructure is active, and villa construction is progressing. Price guide: from about ₹6 crore, with larger villas higher.

  • Sumadhura Gardens by the Brook – mixed-format township, phased delivery, express ORR access

    Gardens by the Brook is under construction with apartments and villas in a single gated address. It is strategically located near GMR Aerospace Park in Shamshabad, giving an ORR-first commute toward Cyber Gateway. Apartments come in 2, 2.5, and 3 BHK plans from about 1,285 sq ft, while villas are planned in 4 BHK layouts. Phase One launched in March 2025 with a target handover around September 2025.     The Cascades Neopolis is a new launch in Kokapet on the ORR growth corridor, which is one of the most sought-after addresses for Cyber Gateway professionals. The project plans over 1,189 apartments across five towers. Configurations include 3, 3.5, and 4 BHK homes, with sizes starting from about 2,560 sq ft. Bookings opened in June 2025 under RERA ID P02400009538, and the possession target is March 2030. Construction is underway. Price guide: premium bracket, typically about ₹2.5–4 crore, based on size and tower position.
