The 4 leading Indian real estate developers - DLF, Godrej Properties, Prestige Estates, and Macrotech are targeting Rs.1 trillion in sales for the upcoming year FY26. In FY25, these 4 top developers boasted combined sales of Rs. 85,190 Crores.
The sales of houses in the top 7 cities of India saw a slight fall in the year 2024 when compared with 2023. In the year 2025, they have hopes that they will touch a new peak. But the increasing prices of homes slowed down the sales in the January-March quarter of 2025. The rate of sales dropped by 28 per cent year-on-year to 93280 housing units.
So, the real estate developers come on board with a pipeline of new project launches with a high focus on premium projects that are now in demand and will fetch higher margins.
Prestige Estates Projects Ltd fell short of its Rs. 20,000 crores target last year in 2024 as they had delays in getting many project approvals. Now they have set a high goal of Rs. 27,000 Crores for FY26. They had Rs. 17,023 crores in bookings last year, and had a 19% year-on-year low value. But they are expecting a good bounce-back in the year 2026. They have a Rs. 42,000 crores launch in pipeline, and still they have unsold inventory worth Rs. 20,000 crores.
Godrej Properties Ltd has set a high sales target of Rs. 32,500 Crores this year among the other 4 realtors. They have sold 15000 homes, which is worth Rs. 29,444 crores, and it is the highest worth ever done by an Indian real estate firm. Godrej Properties chairperson, “Pirojsha Godrej”, said the company has set a good target in 2026 and is sure of achieving it.
Macrotech Developers has guided for Rs. 21,000 crores in sales in FY26. They have recorded Rs. 17,630 crores in sales in FY25, with an increase of 21% year on year. They are a key beneficiary of industry consolidation, led by large-scale operations.
DLF Ltd has guided for great sales of Rs. 20,000 crores in FY26. They have already achieved Rs. 21,223 crores in FY25. DLF is very confident of getting a high operating cash surplus. The DLF management said that, along with an increasing demand for luxury homes, they have a pipeline of projects worth over Rs. 17,000 crores in the current fiscal year.
The demand for housing is still high this year, and it will be the same in 2026 too. While residential sales are expected to increase this year, these top 4 branded developers will continue to see strong sales and achieve their target for the upcoming year.
